Hey Many Of You Listened To Eagle 97-7 With Me On The Weekends! I appreciate many of your calls.

Although I did not wish to leave Eagle 977 basically I want to share I hope you enjoyed my 7 year career at the station! My show ended on Daylight Savings Time and in March 2007. It has been fun at the Eagle 977 radio station in Milford, Delaware. The average listener at Eagle 977 is a 34 year old female believe it or not! With an effective radiated power of 3,000 watts and many happy listeners.  Many things have changed at Eagle 977. Steve is gone, Neil is gone, Mike Sommers remember him? He is also gone! Now me Tom Davis is gone! Although I was very sad to go I appreciate each and everyone of you listening to the show from 2002 till 2007 on the weekends!  It has been fun! Remember me doing the Saturday Night Dance Party on Eagle 977? Yea it was totally a blast we had the "tootsie roll" playing Dj Rob Base & EZ Rock, Snap's the Power,CeCe Penniston..whew Boy do I miss those days! Well I am still pursing my lifetime goal of owning a Top Notch Radio station on Delmarva so wish me luck!  Currently just a FYI in case if you were wondering where i went and what I am doing... well I do real estate during the week as a real estate agent..all homes I sell go toward owning my lifetime goal of owning my own radio station! That's Right A Delaware Radio Station and we will be sure to pump it up good for your listening entertainment and pack it full of requests for ya!  Also for radio after Eagle 977 Delaware Best Music...( I remember when I was saying the Best mix of the 80's, 90's and today..do you..lol?) Recently I have not been able to add or modify anything on my profile and when I hit save...it doesn't save..everything just sits there and stays the same...any suggestions?  Also I have been unable to update HTML code...I have no clue why?  Also My last paragraph section I have no HTML Code showing up but their is still HTML Graphics etc...Everything on my site is fine it is just I cannot Update to add anything?? Also I seem to have errors ...right click just stops working suddenly after using it for about an hour...?  Any clue what is going on?  Also sometimes drop down boxes stop working?  I have a brand new computer less than a month old...also all norton virus is on the computer so i doubt it is a virus...I think it is just some system setting or something...but the problem is it works and then it stops working...but I have just started having problems not able to update my profile on active rain...even right when I log on right when I start my computer...HYMM? Can you help me out??

How many of us set goals every day for ourself?  I love it when I achieve my goal..satisfying!  Now that I hit my 35,000 Points on The Active Rain...I am going for the 50,000 Points! (This active rain has been a nice piece of my business marketing!) Hope All is going great !

I read this posting on Following Up on Expireds...with Jess Rankin...EXCELLENT I MUST SAY!

Many agents fear calling expireds because they feel expireds are angry and agents feel they will get rejected easily... He goes on telling how he effectively markets expireds.  The first thing he does right when he gets up is prints off all the expireds that day in the MLS.  He then effectively follows up with them by researching phone numbers from the address using reverse phone lookup and here's a kicker tip! He then says for those expireds he cannot get phone numbers for he calls the previous agent and offers them a 15% referral fee during settlement ...Many agents do not compete with him when he finds these homes...interesting take on this!  Well he mentioned 4 homes he sold using his system recently..nice job JESS! Jess is from Arizona and says he is part of the Pickering Group...anyway I thought it was excellent material that i would share with you tonite!

If it is not selling...what do you tell your seller?  First before you take the listing you should know if this is someone you can work with...if it is not then your in trouble when it comes time to reduce the price.  Don't just take the listing to take it.   What kind of reaction do you get from sellers when you tell them it is time to reduce the price...oh common let's hear the mean responses you get from sellers!  Hopefully you don't get mean responses but I want to hear about any mean responses you get... Lol I just want to know.  It will enlighten my day a little.  What's the strategy you use to reduce the price...A good start is letting the seller know right off the bat in the begining your strategy...honest is key!  We have a lot of expireds for a reason.

Hey Fellow Realtors!  I hope all of you enjoyed your recent Thanksgiving and the Turkey and All and now up for another holiday so sooooon!  Anyway I did not get any response hardly to one of my blogs..their was very few users on last nite. 

Here It Goes...

I am wondering about those of you that have Sponsors on your website...I understand many of you do not have sponsors paying for your website and other marketing costs.  I am a firm believer along with my coach Todd Bates that this is a a great idea!  Many sites charge us a fee to display our info on their sites as a realtor right? Well why not get that back...I was thinking of a fee of $220.00/yr to have a bank sponsor or "any real estate vendor that might want it" It will help pay for some of the costs on a site that costs $84.00 a month which is my www.TomsellsDover.com basically visitors come to the site and get daily updated news, homes, home buying and selling tips...much like what your site probably offers.  I understand their is a cost to doing business...of course..but why not milk what we can get from our vendors..after all who is referring them business...It's us!  Does your vendor give you business?  Just an idea .  Also Who Else IS Doing This Right Now?? What does your vendor pay you??  I currently do not have a vendor but considering launching the idea early next year.  Also I have been considering what one person suggested and that was to offer a free 6 to 12 month ad space and then charge a fee for the vendor after their free trial expires...this way the vendor gets to evaluate.  Unfortunately in my investigations I determined that many vendors do not renew so at the end of the term contract sounds like I would have to get a new sponsor.  Another thing I am offering as a bonus to the vendor is a Free email about them at the bottom of every client email.  I send out my emails  twice a week.  Anyone Else Have A Sponsor...what is Working for you?  I want to hear from those agents that have sponsors on their site...or brokers...I have found a broker doing this!
