Get calling!

I am a strong believer in good customer service and good relationship building techniques ...one way we all need to strive to improve on is phone performance.  Also ..How many people door knock to get business these days? DO YOU DOOR KNOCK TO GET BUSINESS NOW DAYS?  What are you doing to IMPROVE YOUR OVERALL BUSINESS...I enjoy reading fellow realtors suggestions and tips and tricks to be a sucess in the marketplace!

Customer Experience Comes # 1

Be careful when you send your emails out to customers...sometimes you might end up thinking you took them off the list...I now do not put any prefixes in my database since sometimes customers "DOUBLE OPT IN" making it difficult to remove them...I once had an upset customer who was mad about emails and I apologized after finding that she was registered twice ....have you ever had any problems like that?

Hey Realtor Professionals!!  I amwondering what you guys do or have done in the past to increase your phone call volume.  So do you have a sucess story you would like to share with me?  Any realtor can benefit from what you share with me today.  Making the business run efficiently is our key!

Showing The House

Many Skilled real estate agents do not do the Open houses.  Ok just wondering and why?  I do also want to know about all the skilledl agents who have had good experiences on their open house.  What do you find more effective when you do an open house?  Do you give away free stuff, lunch or what?? Do you give away anything like gift cards...and why or why not??

 

For All The New Agents

First I want to say welcome to the wonderful world of real estate.  You just got into a MARKETING BUSINESS...that's right I said marketing...if your not cut out for marketing then you need to start soaking in everything you can about marketing because when I started I quickly realized what I got into! I recently had a blog asking fellow realtors how much they would have saved up when they start a real estate business...here is what I found...pretty much most agreed that you need about 6 months income saved in advance and enough to cover all your bills for 6 months or more.  I personally recommended starting out with $20,000.00 ..if you do not have this much cash then I would explore alternatives at first to get you rolling along...maybe you can team up with a team but make sure you do your research ok?  I want to wish you good luck in your new future!!

Door Knockers I Gotta Hear From You Today!!!

Do you door knock to get business these days?  My general manager says to go door to door knocking to get more business.  Many people told me I am crazy but I do agree it is a good suggestion that I need a push to get started with but the idea of doing it just makes me wonder if I am going to get bitten by a dog or something (okay maybe that is a little dramatic but you get the idea) You know how it is when you want to give something a try but you make up your excuses...so I guess I am making excuses for not trying it....DO YOU DOOR KNOCK THESE DAYS?  I want to know if you Door knock for business?  Why or Why Not!  What is your results?  This is a topic heavy on my mind and I know it can save $$.  Thanks !

Get Control Of The Phone !

I was kinda sad to hear this...my office just recently did a test to see how many agents followed up on phone call customers within 10 hours or less.  Most of the agents did not!...Now each day we should be reserving a time slot to call back customers...obviously we are much like an attorney and we cannot be reached 24/7 like our clients want but on the same hand we cannot afford to abandon calls either...if the consumer doesnt hear from you soon then you know what he/she will do...they call the next agent in line that will talk to them...THE CUSTOMER ALWAYS GETS WHAT THEY WANT...are you doing 100% Customer Service in your business...recently i read about a realtor that was very rude and used negative language on the phone...it is not good business folks...if you have to use the mute button...sometimes we get aggrivating calls that we wish we never took but think of yourself as a customer...use good voice inflections and sound like you enjoy your job instead of hate it...i have called so many realtors that are not "upbeat" about their job...I am not here to bash those realtors but instead instill a little more energy on the phone...I don't know about you but I get excited when the phone rings!  We pay lots of money to get that phone to ring so keep in mind your in the marketing business but also we all need to be professional at all times.  Thanks Guys.

Hey I thought this should be a good topic...besides Realtor.com and craiglist.com and trulia.com what is your favorite realtor website...do you have a certain site that is terrific for you and your business?  For example I love using this website: http://www.nationalhomesearch.com/ because not only can I locate realtors with cell phones but also it breaks down the counties too!  What an awesome tool it has been for me for doing referrals so I can locate realtors quicker and more efficiently without spending too much time and effort..now that is a benefit..so I hope they never get rid of that website.  So what are some of your favorites and why? Does it save you time..make money or how does it benefit you? We all will be looking at this blog for feedback! Thanks In Advance!

Software...What Do You HATE AND LOVE plus..Use In Your Business? Why ?

Here is an open discussion about software...everyone in my office tells me that I have all the software...to be honest yes a little too much but hey..I had to try it all to see what I liked best and I have some good ones. Have you ever used Prophet Professional with Outlook?  Stop paying monthly fees for stuff like constant contact.  NAR just published an article on software in their latest Realtor Magazine which you may have noticed.  I just thought I'd share that as my TOP PRODUCT I use , It took me 4 months to find it last year...you would be suprised...but it is a quite a lenthy download...only works with the older system not the new Windows Vista...yea bummer...I am still waiting on that but for now I am glad I have 4 seperate computer systems!  Overall I expect to save $$ but for now I paid ...I compared similar products and some of them charged as much as $2,000.00 for the same that this software does...so look hard and you can sometimes save but don't cut too many corners of course!  I really am interested in knowing about software that you ABSOLUTELY LOVE using...You know what ? Other realtors reading this blog would be glad you shared it!  Also tell me stuff you HATE USING!!  I can tell you I wish I never purchased "Ghost Surf" it SLOWED DOWN every system I put it on...so I deleted it...so that is one software I didn't like. I can't wait to see what you say and thanks in advance for your time today!  Have a prosporous weekend in real estate!
