Get A Copy Of Your Credit Report

It is Tom Davis here and hope you had a safe a happy holiday!  Now we are back to work here in the Real Estate and this time I wish to shed some light on getting a Copy of Your Credit Report!

 

You can expext to pay anywhere from $2 to $20 to get a copy of your credit report.  Look in the yellow pages for "Credit Reporting Agencies" to find the one that has a file on you. 

Be sure to get a copy of your credit report before your lender does !  You will need to work to repair any mistakes on your credit report.  You should not have to wait no more than a few days once the credit bureau receives your check.  If you have recently been denied credit for one reason or another, you are entitled to a copy of your file at no cost to you.  In this report you will find information about bill-paying.  When and how promptly have you paid your credit cards, department store charges, auto loans, and other bill items. 

Give yourself plenty of time to clear up any mistakes in your file as the credit bureau receives many inquires and it could take up to a month to respond. 

In this situation where if your credit is a wreck, you will need to:

Do a lot of Shopping around among lenders

Tell the whole truth about your finances and situation in aplogetic way.

Give an explanation of what caused the bankruptcy.

The need for a clean credit report since the bankruptcy.

A Sizable downpayment is typical around 20% or more.

 

Banks don't like suprises so be sure to tell them everything upfront so they know what s needed to help you!!

Keep in mind that if you have charged nothing since a bankruptcy then you need to build up a credit record by charging inexpensive items or taking out small loans and then repaying them promptly.  If a lender sees no repayment record then they will not know if you can now handle debt.  Be sure to talk to a lender and also take a look at your credit record.  If you are to get a home you want this is neccessary!

Cost of Delaware Homes For Sale

So let's say you just got done picking out what home your ready to buy with Realtor Tom Davis, now what... get ready for the closing!   Be sure to save money all the way to the end of the transaction!

 

Settlements can become confusing for the average consumer so that is why a Realtor is needed.  As a buyer you will be required to sign many papers and it may become stressful if you don't have representation!  In 1974 the RESPA, Real Estate Settlement Procedures Act became law and this act governs most of the steps in the transfer of property as well as protects the home buyer with its disclosure requrements.  As your Realtor, Tom Davis here I can provide you with a copy of this RESPA booklet or you may get a copy from your lender with your loan package. 

You must have all money needed in order to allow the property to change hands.  You cannot plead..."oh I will get that check to you ASAP."  It just doesn't work that way.... you must know all of your settlement costs and be ready to pay them before settlement begins.  When you select your Real Estate Attorney they will give you a complete run down of all of your buyer expenses.  If for some reason the attorney does not call and inform you then call them before settlement to be sure you know all of your costs!  Also be sure to have a little extra cash on hand that week of settlement just to be safe!

Homeowners Insurance and Dover Real Estate

Lenders want you to have homeowners insurance from day 1 of getting your home loan to buy Delaware Real Estate.  The lenders care about their investment.  You will be required to make payments for as long as your home is in their portfolio and if for some reason you let the policy lapse then the insurance company sends a copy of your cancellation to both you and your lender.  What typically happens when the homeowners Insurance Lapses is the Foreclosure proceeds will begin if you do not reinstate your homeowners insurance coverage.  Be sure to reinstate quickly!   

When you buy a Delaware Home with a loan, the lender will require Homeowners Insurance in order to get the wheels start moving forward to the real estate settlement closing day!  Be sure to shop around for a good homeowners Insurance policy, Realtor Tom Davis has some recommendations.  Their is a variety of options available so be sure to shop for the best terms.  Pay premiums annually instead of quarterly or monthly to save the most money.  Another tip is to review your policy periodically and make any necessary updates.

Hi, I'm Tom Davis, a Full-Time Realtor in Kent County, Delaware. Recently you may have heard some scary reports from the media about the Real Estate here in Delaware. Let's get the facts, HOMES ARE STILL SELLING and HOME LOANS ARE STILL BEING ISSUED! In a reprint article courtesy of the News Journal my manager states: Realtors in Kent County have seen the market slow. Homes now take from 70 to 75 days to sell, compared to two and a half years ago, when they took 15 days to sell, said Charles Martin, a broker with Harrington ERA Realty in Dover. But Martin dismissed the "distressed" label for Kent County, insisting that 100 percent financing is still available for some borrowers, and homes selling for less than the purchase price are still "the exception rather than the rule." "Our market by no means has dried up and gone away," Martin said. "We are back to more solid loan programs where the buyers are having to put money down. "We have just returned to normal times."
