To The News Media: National Realtor Door Knock Week

Imagine If we all went to the media this week and told them we are having a "National Realtor Door Knock Week" !  I would love to see the News then!! :-) Anyone Else up for A Realtor Door Knocking Week!  Imagine the news media telling consumers that it is going to be "National Realtor Door Knock Week!"  I would LOVE IT!  Okay I think I need to go to bed now...my enthusiam is pumped up a bit much for tommorrows door knocking i am going to be doing!!  Sometimes I wish their was 48 hour Days instead of 24 hour days!!  Cheers! I think I just started a simple SOLUTION!

How Much Mail?

I just sent out a mailing of 132 letters to unknown possible customers and boy did i not realize the amount of time it would take to lick and seal them all!  I kinda took it easy but got it done in 2 days..next time I am going to be more effecient at it.  I plan on doing another mailer to 318 in my database this week.  I figured I am going to go at all angles this year!  I'm good at the phone calls, not so good at mailings and so this year I am adding it to my marketing technique!  Some of you may have read my goal of 12 listings a month at all times goal, well I guess this is what everyone else is doing right??! It's no longer a sit back and relax kinda job (and never really was) we all are working our 50-70 hour work weeks right?  I am careful on my hours though because 2 years ago I worked so hard that I feel asleep at the wheel one night ! If you think your going to work that hard just take the rest of the work home with you so you can at least fall asleep on your work at home :)

Realtors Are Saying Forget the Newspaper!

I've been doing a little survey at the office and I seem to come to conclusion that most agents are not using the Newspaper anymore.  I've read about Newspaper companies going out of business.  Are you still advertising in your local paper to make the seller happy? Many are triming on the local paper to spend online where the future in marketing now lays.  I've noticed that in order for papers to avoid this problem they must be more competitive with Real Estate agents.  Has anyone had any negative feedback from sellers when you mention to them that most of the buyer activity is online?  As a realtor we are looking out for the best interest of our client and if all the buying activity is online then that's where I am spendning my time and money...but I do make exceptions to the rule depending on the property.

 

Time For A Sales Rally!

IMAGINE IF WE ALL DID DOOR KNOCKING twice per week!  With the Do Not Call Laws Affecting 35% of our Call Leads...well At least their is Not a "DO NOT KNOCK" law!!  This week in an effort to achieve my "Top Gun" coaching and training goals for the week..I am spending tommorrow afternoon from 12 Noon till 6 PM Door Knocking.  I am new to Door Knocking and Am Gonna Try to make this as Entertaining as possible.  We all need to find ways to raise money for Gas and food and if the future means I must Door Knock to get my phone to ring then I am Door Knocking!  Anyone else with me?  I think the Media needs something to brag about!

Page # 1 GOOGLE RANKINGS

Achieving # 1 Google Rankings Takes Lots Of Time And Effort.  I must be doing the work the SNAIL Way!!  In 2 years I climbed from page # 35 to page # 4-5 for the Keyword "Delaware Realtor"  but now I am still struggling to achieve Page # 1 results.  I noticed my local competition is not giving me any advice (of course not since we are competitors) but I was wondering for you agents that are not from Delaware...is their any tricks you use (besides active rain blogging) to achieve good to great Google Results??  Every month for the past 2 years I have been working on my rankings and very very slowly it has been inching up the rankings....I really need a faster method...or some Suggestions on what is working for you. :)  Anyone who can Really Help Me Out On This I would Be GrateFul to you Forever !!  Thank-You!

 

12 Listings This Month ! ! WOO-HOO !!

Talk about an exciting month of 12 listings!!  Can you imagine the excitement of 12 in 1 month !  On fire with RESULTS !!  That's what I like to hear !!  On Fire !!  12 Is The Magic Number !  12 Is all it takes to feel like a Winner !! 

I've been a Buyer's agent for the last 2 years and now with my coach cramming a goal of 3 listing presentations a week down my throat well 12 must be that number !!

I NEED 12 Listings a Month!  I need some tips from SOMEONE ACHIEVING THESE RESULTS!! I have 2 coaches and they both say i need 12 listings at all times!! HELP !!  3 listings needed each week!! This is gonna be some hard work...maybe i am making it harder on myself by thinking about it too much!!!  I AM going to be that top producing Delaware Realtor because I have determination that I can do it...If I can ONLY Stop thinking about the what if and the what if and the what if...ahhh!  Tom the Realtor Needs some Encouragement!!

Sluggish Sales

Okay I might be the first one on here to admit office sales figures in my area.  I'm FROWNING!!  Although my coach says the media is not to blame (although we all feel it is) anyway the total settlements for our office was 15.  I cringed when I heard that number.  Has anyone else been cringing at your Tuesday sales meetings??

How Long?

This sluggish market !!  How long will it take to turn this ship around??  Anyone up for taking a guess?  Can I read at least 1 thing positive about the market?  Am I going to continue to hear this sluggish news until the end of 2008?  If your like me then your probably screaming HELP! GET AWAY FROM ME MEDIA!!

 

Short Sale

Short sale means the bank is willing to take less than the owner owes them and then they will sue the owner for the difference or write it off. Yes it could be a good deal to get a great buy, but the bank nor the previous owner does not disclose anything about the condition of the home. You must rely on your home inspector should you choose to get one done on the condition, but keep in mind it is for your benefit only as they will not repair or replace anything. So say it had termite damage or electrical issues or mold, you have to repair all of it they will not. AS IS means as is with them. It's risky but no different then buying  a sheriff sale or foreclosure. It just means that the bank already took it or is willing to work out the finances with a seller who is in trouble.
