Why A Real Estate Career?

It's one of those nites, working the midnight oils I suppose!  Just have a tremendous amount of work to get done since the weekend ate up some of my time but it was worth it. Over the past year I have done a lot of various surveys, etc and always get some Super Feedback From other agents!  I thought back today about my lifetime goal.  I remember a couple years ago my manager asked me what my goal was and why I joined real estate...some of you that are familiar with my blogs already know the answer...my Goal and reason for joining real estate is...drum roll..."To own a radio station and play requests for people"  Many radio stations are automated in america...computer recorded DJ's who are really not "Live" and when you call the station you get busy signals...I know the drill with radio stations.  Anyway my goal is to have my own radio station that actually plays your requests..at least in my area, there is not a station that does a lot of "requests".  I love music but to get to what I ultimately want...I have to have a plan..well real estate is my Plan..and my business plan for real estate is how I am going to get to that goal.  So I got to thinking...hymm I wonder what everyone else's reasons for joining real estate is... I have big goals and I am sure my fellow realtors do as well...What is your goals/plans?  What is the reason you got into real estate?  Do you feel your well on your way to your goal?  Goals are what motivates us to work harder..but just a tip...don't work too hard... I did a blog about burning out one time.

Let's Just Say...

You just Finished Your Listing Presentation and you feel you did an awesome job at explaining what you do to help the seller to sell quickly.  Soo...here it comes...The Response.. "Well I Would Like To Think It Over Before I Do Anything"...so as a Real Estate Agent we all go..."GULP!"  So I asked my seller...What sort of questions do you have that I have not answered"  They say "NONE" ...so then I go on to double check.. " Are you interviewing any other agents?"  (of course we ask this before we come down but on this one I was just being certain)  Customers do not get to keep any material that is copywright like contracts.  What do you say to a customer after all of this?  Any Special Closing Technique?  Here you do a great job...they have no other objection but they wish to "Think about it".  I went home that night disappointed that I did not get the listing...my team fires off at me..."YOU DIDNT GET IT!"  so I felt miserable...well the next day I call her and ask her decision...and what do you know...She SAYS YES! ! ! Okay I mean I am not someone that will pressure someone to the point of feeling uncomfortable but in this case I am researching a way I could have better handled that objection..."I want to think about it"  ANY TIPS WOULD BE SUPER AWESOME!!  Realtors you know the lines that work...help out a fellow realtor!

Thanks!

Negative To Positive

I notice the Trend among meeting some strangers..."Your in Real Estate????"  It is an aweful expression they make on their face as if I am working in the worst career ever.  I personally tell them I am thankful to be working and have lot's of work to do even in a struggling economy.  I strive to make it my point to hand out at least a couple business cards everytime I go out to eat.  Usually their is always someone your standing next to in line as your waiting for the cashier...this is usually a perfect time to introduce yourself and hand out a card!  Do you get that expression a lot "YOUR IN REAL ESTATE!"  It's one of those humiliating statements that I do my best to turn around for people.  I think we all can agree that the media has pounded a dead horse!  The New News Should Be..."Real Estate Is Changing and Things ARE Selling if they are priced correctly".

MY simple question is...what Do you say or do to change those negative comments into positives?  Do you get that line often like I do..."YOUR IN WHAT...REAL ESTATE??"  As they say it with dread on their face!

Thanks,

Tom Davis

Not Taking Referrals?

Are you taking referrals...why or why not?  Maybe I treat referrals as an "honor to get them"... Not being too negative here or pointing out any names but I recently had an agent not willing to take a referral at 25%...  It was a seller lead and it was about a $250k home for sale.  Curious do you run into agents who do not take referrals?  Do you take referrals?  Do you just have too much business to take referrals?  Any such thing as "too much business?"  I do feel bad about my last referral opportunity that an agent had a referral for me but I was "DJing a wedding on a saturday night" and new I was not going to go to bed till real late that nite and would be unable to handle a buyer referral the next day due to tiredness...I still feel bad for not taking the referral and even told her that I felt bad and normally would take it.  I mentioned if she has anymore please let me know...(I hope) Well How do you handle referrals?  What about these lead companies that call with referrals?  I have heard some horror stories!  Well just want to know what the Realtor Community thinks.  (I love the feedback I get from this Active Rain!)

I appreciate your responses in Advance...I will monitor this blog from time to time and update what I think, Thank-You!

My computer is a newer windows vista model. I purchased my first Vista Laptop last year in February of 2007.

Although I personally regret buying it a little soon I have found ways to deal with it.  If your a Vista computer user you probably have a lot of annoying things that bother you about the computer system.  For me The UAC "User Account Control" was one of the most annoying features about Vista.  You have to approve everything that you "want to do anyway"  it is a security feature but thankfully you can have the option of turning it off...well since I got so used to using it ...I simply left it on.  The # 1 complaint I have about Vista is that it is a     MEMORY HOG!!   UNDERLINE IT: MEMORY HOG!!!  I do not know what else I can use to make my computer run faster but my older computers run 10 x FASTER IT seems!  Windows XP Professional is my favorite computer system to date.  I have 5 computers...2 are vistas and the rest are XP Professional...If your considering a Windows Vista...I think they still have bugs to work out to be perfectly honest with you!  I am constantly having to deal with Windows Updates...and this is a Daily thing!! Not just once in a blue moon!  I would recommend those of you that did make the mistake of purchasing Vista too soon to go ahead and purchase a software I use on my machine...It is called "SystemTech Vista"  make sure it says Vista "system tech" and not XP...I made that mistake and bought the wrong one and had to exhange it straight from the company instead!  The reason I recommend the System Tech Vista software is because it "Frees Up your ram"  Vista trys it's darndest to use up all your RAM on your computer system..I have no clue why but some features stop working sometimes because I think the computer is "constantly working on something" even if nothing is open!!  Well Just a Heads up for anyone considering a VISTA purchase!

Thanks So Much From,

Active Rain BUGS?

Sounds like active rain is still having bugs?  Everytime I go to type a blog...every now and then I get the "SERVER PROXY ERROR"  ..seems like the server seems to be running again now.  Is it safe to start typing again?  I noticed no one else has put up a blog mentioning it..but I just wanted to be sure it is not my computer causing problems.  Did anyone else have these issues...I did hear from 1 other member who said they had some problems with the "SERVER PROXY ERROR".   Anyone know any more information about this error I'm getting?  Is active Rain Working on Something?

Thanks

Was Something Wrong With Active Rain?

Yesterday I was experiencing the "Active Rain" Proxy Errors...???  Something seemed majorly wrong with the network.  For about a half hour the website was completely down and then when it was back up and running...the blog links were not working...also I couldn't even type a blog!  Anyone else have this problem yesterday night?  It was a mess...I kept checking back and eventually gave up...so I come back today and it is working fine.... was their any announcement about this ...did I miss it?  Just curious!  I was wondering if maybe they lost power to their servers or something?  Not sure!  Well thanks everyone!  I was all eager to get my blogs typed up and it was bad as soon as i tried to post it went and told me "server error"...everything was down including the main log in page!  I was like "ERRRR" because  just spent 15-20 minutes typing up a blog!

Thanks
