I want to thank Melissa Grant for posting a very inspiring blog last night which already is pushing past 65 comments!  In case you missed it... It was probably the best blog I've read in the last couple years!  It's all about being positive!  Positive Thought breeds Positive People and Positive Changes.  Now more than ever we need to be thinking Positive thoughts at all times! Weed out any and all negativity that comes your way!

What I'm doing is writing down all negative things and then extinquishing those thoughts in my mind!

Does a real estate agent or any person want to hear the market is bad or watch reports on tv everyday about it? No!  What is this going to accomplish?  It is only going to give us all NEGATIVE feelings about the market!

I agree 100% with Melissa in her post... I want to give her credit for doing a SUPER POSTING and You need to READ IT NOW !

IS a Cat Smelling Up The Place??? Some Suggestions!!!!!

This is my own Featured Blog that never had a Dull moment for me... Sally and David commented on how to get rid of Cat Urine and I really think it is the best suggestion!  If you have a CAT SMELLING UP THE PLACE at your new possible listing... follow Sally and Davids advice: "As a former landlady and a "cat parent" I can tell you this....if for whatever reason, a cat has opted to mark a territory...too many other cats or they are just plain annoyed...remove carpet, pad, and if there has been penetration to the wood or underlayment, that has to go too. If you don't remove the wood as well....the next time the new owner turns on the furnace....more than likely, they will get the smell back wafting thru the house.  If you want to test to see if the problem has truly "disappeared".....get a black light...glowing areas are urine crystals.  Good LUCK !"

Need a Sure Fire Way To Get More Listings...Here Is An Idea...

As I was flashing back through some of my favorite posts I just had to repost this one for anyone who may have missed it.  It's simple, it's cheap but it can sure help get you more listngs!  I learned this SECRET TIP from a top performer and thought I'd share.  Picture yourself at the appointment with your presentation ready to go over and before you do anything you sit down this nice Coffee Mug with Your Name on it... well more specifically you face the Cofee Mug at the potential clients so they stare at it the whole time.  It can be filled with candy or whatever but on the Cofee Mug It says... I LOVE (Your Name) REALTOR (R).  (Plus it has a huge big heart on it as they stare at it - kind of like a sibliminal message - PLEASE CHOOSE ME AS YOUR REALTOR(R) So Just this one tip seperated herself from other agents and increased her production by 30% !   So it doesn't take a lot of marketing dollars these days to make yourself stand out!  So if your advertising budget has thinned out a bit lately...spend it wisely and try something new... you will Thank yourself later!

REALTOR MAGAZINE VS. ACTIVE RAIN

Delaware REALTOR (R) Tom Davis  It seems like just yesterday when i opened up my Active Rain Profile which was on 04/17/2007 !  From the moment I joined Active Rain their has always been a great big real estate adventure here and I find myself enjoying the networking more than my REALTOR(R) Magazine Subscription! 

If I spend 15 minutes online here, I am always learning something new!  I am not a newbie but I can tell you if you are a newbie here then you found the right place!  These business professionals all come together here in 1 network to share their day to day insights and experiences with you! 

On April 17th It will be my 2nd year hear with the Active Rain network and so far it's been a blast!  I've learned to read and type faster than ever before!  If your new... you will see that this network is more than just points!  It's about building relationships with your fellow REALTORS (R), lenders, and other related real estate partners!  Occasionally you will get some leads from your blogging as well as some leads from other REALTORS(R) you network with. 

So when it comes to comparing my REALTOR(R) magazine to Active Rain... I say Active Rain Wins Hands Down!  In just 15 minutes of time here you will see blogs that apply to your real estate business today or something that was JUST RELEASED that my REALTOR (R) magazine didn't say anything about! 

I still read my REALTOR (R) magazine but I now enjoy Active Rain a bit more... and yes they even do throw in reward points that can now be redeemed for Trulia Pro!  Wow! Well I expect to see more great things in the years to come and I am certainly glad I joined almost 2 years ago when the Active Rain was just a baby at the time but full of real estate growth!  Look at how fast this network has grown in just 2 short years!  Can you believe it?  Well What's your Vote:  Your REALTOR(R) Magazine or Active Rain.. what do you prefer reading?  For me I found reading from my peers is fun and enjoyable plus I'm building relationships all at the same time!  My REALTOR (R) magazine doesn't do all that!  Well REALTOR (R) magazine will always be valuable but I think Active Rain certainly has a leg up when it comes to real estate information!

Rules About Time Management

Here is a subject near and dear to my heart: TIME MANAGEMENT.  Are we constantly working? (Probably Yes ! So the solution to getting things done on time is time managent!)

I have learned in the last 2 years to Grade my performance on a weekly basis to help me in this area.  Since I have no "Boss" standing over my shoulders I have to pretend I have a "Boss" to get better on time management.  So my solution was to GRADE MYSELF! 

That's Right Score Myself !

Here is how it works:

Do not spend no more than 2 hours on any 1 item on your agenda as I've read in time management books that this will only exhaust your energy and make you feel unproductive like you didn't do anything all day and in return downgrade you!  So Limit Any Activity to 2 hours MAX!  If that task requires more than 2 hours (like many items in real estate) then you need to STOP , BREATHE, then continue working on that task a couple hours later to be refreshed!

I purposely limit myself to 5-6 tasks a day to allow wiggle room!  I schedule my events out on Sundays and have most of the week already planned out on what I am doing!

Let's say I have 5 tasks each day for 7 days... so that equals = 35 tasks.

What  I do is put a check box by each task I complete that week and at the end of the week I divide the amount of tasks I've done by the amount of tasks I had scheduled for myself.  This Gives me my Grade!

Each week I monitor my productivity level to see if I am either Slacking off or getting it done like I should!

Another thing to really keep in mind is not to schedule too many things if you know it will take a lot longer to complete... I admit I had a problem with scheduling items that took all day!  I learned to keep rescheduling till I got the hang of increasing my production score grade!  It really works!

Another thing I found that worked for me in helping me be more productive... believe it or not... I no longer use Outlook for scheduling my work!  I have it all written out on my pre-printed agend form that I fill out on Sundays.  This allows me to see how productive I was versus just deleting out any tasks I completed in Outlook.  (Since I put a check beside each item I completed ) (For my weekly grade)

So for example:) If 30 of 40 items were completed that week ...my grade is: 75% because 30 divided by 40 = 75%   (Got it?)  Well 75% is actually a Bad grade!!!  Shoot for A's and High B scores and you will find yourself racing to get things done more quickly and for fun just for that grade at the end of the week!

I highly recommend you try doing it if not already! 

Another thing that helps me organize is my dry erase board!  I think all REALTORS(R) should have one!

About to hit 200,000 Points!

I may be a Realtor From the Second Smallest State In The Nation... DELAWARE.... BUT I do feel pretty BIG thanks To ACTIVE RAIN REAL ESTATE NETWORK!

Well I just was sitting here at lunch today thinking how I can't Believe I have almost accumulated 200,000 POINTS!  WOW!  It was one thing I have always known... Active Rain Is ADDICTING!!  Well I don't spend as much time on here as some others (some have told me they spend 6 hours + per day) but I do feel pretty successful in blogging!  It is the newest Trend In Real Estate! 

Has it really been this much time gone by for me that I am about to hit this mark?  Wow! 

I think since my original joining of Active Rain that I have been an active member!  Now I am even reading that I can CASH IN MY ACTIVE RAIN POINTS FOR TRULIA PRO! Wow!  Did anyone else read that? Well I'm sure you did !  This does excite me and I am looking forward to seeing more incentive based rewards programs here on Active Rain!

In the past most buyers thought they were going to be "Taken Care Of" regardless of their agency status or relationship with the Delaware Real Estate Salesperson.

Here is the differences you need to understand especially if your a consumer who just began searching for Delaware Homes For Sale.  2 Types of People and they are:

A.)   Customer

and

B.) A Client

A Customer is usually a buyer who is working with a salesperson and let's say simply calls the real estate office to ask for information about a particular listing.  Usually the real estate person will attemp to uncover the buyers needs and wants plus set up an appointment to become the REALTOR(R) Client.  The Consumer Information Statement (CIS) may have been emailed with listings sent to the particular customer but at this point no forms have been signed so we call this a Customer. 

A Client is when a REALTOR (R) has earned the trust of the customer and has had them sign the agency agreement.  The terms of the agency agreement will be in writing and defines the REALTORS(R) fiduciary duties.

Now that you understand the difference between CUSTOMER and CLIENT... REALTOR (R) Tom Davis wants you to know his MOTTO IS : "THINK OF YOURSELF AS A CLIENT!"

Fiduciary Duties Will Include the Following:

This sums up the Differences Between Being A Customer and A Client as well as the responsibilty that REALTORS (R) have in your community.  Working with a REALTOR(R) who is familiar with these duties will be very important when Buying or Selling a Home In Delaware.

Buyer Study Confirms The Need For Delaware Buyers Agent

A 1987 Virginia Study found that as much as 55% of Buyers Questioned claimed that their sales agent had failed to inform them that the agent represented the seller.  In the past it was found that agents legally represented sellers but behaved as though they represented buyers... this was called undisclosed dual agency.   Insufficient education and training of real estate sales agents and confusion has led to important disclosures about who the real estate agent represents.
