Distractions

Fight them off!  Distractions at work can lead to time away from your prospecting obligations!  Prospecting is key!  Time block your time during the day as much as possible and manage by exception to the rule if needed!  Set a certain time for checking email, etc.  If you have to put a sign on your real estate door that says "Don't Bother Me ! I'm Prospecting!"  All agents can appreciate and understand that you need to prospect for appointments.  Appointments leads to sales!

We are all in Sales to make money right?  Fight off your distractions when you do your prospecting or you will be losing money!

First Time Home Buyers are helpful in building business quickly

First-time home buyers build your business quickly because they can be sold into homes quickly since they aren't burdened with the need to sell a home in order to purchase a home. 

The First-Time home buyer also lacks experience with other real estate agents and this is a great time to shine!  They do not carry baggage from a previous experience with an agent!

When good service is rendered to a First-Time home buyer they acquire a strong loyalty with you!  This long-term relationship may span 10-15 years with multiple home sales!

Everytime you work with a First-time home buyer you have the best opportunity to set the stage!

Post For New Agents: Contact Database Management

Don't apply a shoestring budget when you manage your contacts!  If you are new in the business and need some advice, many agents recommend Top Producer, Agent Online, Goldmine, or Act to help with contact management.

Regarless of the system that you select...be sure that you are able to access your contact database with reliability and ease!  A good laptop is also a great start to help run your business!  A tablet pc can help you be more mobile in todays fast paced world!  Consumers expect you to be prepared to help them quickly and with the right tools you will be ready!  If you are new and have any questions for me just feel free to post them and I would be glad to help you with your business!

I'm still exploring Automation

I realize nothing will replace personalized service but some things in our business can be Automated to make our life easier.  In this face paced world of social networks all over the place...it can be hard to keep up especially if your just 1 REALTOR ® and not on any team.  My MLS does have some automation but it has a limit of 50 people so as you and me both know we all have a list larger than 50 people in our database... It is important to follow up with everyone.  Personalization is also important for building referrals.  What i mean is remembering a clients birthday, information about the favorite whatever, etc.  Sending an email out to let's say 5,000 people and trying to remember their birthday could be quite a task all in itself but with Automated email...it's posible.

I currently use a system to send out "mass email" to all people in my list and personalize it with their first names but does anyone have any good recommendations for "AUTOMATED EMAIL SENDERS with AUTORESPONDERS".

I am always open to new suggestions on this and I feel in this internet savvy world of ours consumers expect more than ever before!  My job is trying to be the professional that keeps up!

I am a firm believer in EDUCATION... no matter how much education you get..you always need more!  Well I saw some great testimonials from agents on the site www.RealEstateChampions.com has any of you used this service? If so how was your experience?  I have read a book with Dirk Zeller in it and I noticed he runs this website... my experience has been great with the book I am reading. 

Just wondering ... Also if any of you have any other Motivational people you subscribe to please share!

I also read a good post about the importance of going to the library!  These days with so much information online...hey Don't Forget that your local Library let's you check out books for free!

Some books may be old but some of those older books have some information that can help you in your career!

Sell Delaware Home

When your looking to Sell Delaware Home, it is the REALTOR (R) who pays close attention to details who will help you sell it faster. 

Things to look for will be is the number of sales, is it going up or down?  Total sales volume, is it going up or down?  Is the marketplace ahead or behind the pace of sales from the previous year?

Another thing is comparing the number of listings taken!
