Question Answer From Dover Delaware's Tom Davis Real Estate Agent

Question: What is tax deductable on my mortgage?

Answer: First I would recommend you always speak to your tax accountant about tax items.  Typically payments that you may deduct against your federal and state taxable income are the interest portion of mortgage payments, loan points, and property taxes are tax deductible.

For more specific tax related questions be sure to consult a tax accountant and to discuss your real estate needs call me, Tom Davis at: (302)398-3757

Foreclosure In Delaware

Foreclosure has become a big problem not just in Delaware but everywhere in the country!   The legal process by which a lender takes possession of and sells your property in an attempt to satisfy your mortgage indebtedness.  Whenever you default on a loan and when the lender has deemed that you are incapable of making payments, you may lose your home to foreclosure.  Being in default does not necessarily lead to foreclosure as some lenders are lenient and realize that foreclosure is also costly for them!  Some banks could help you work out a solution if they see that you can remedy your problems.

If you know in advance that you might be faced with foreclosure be sure to call your lender A.S.A.P. to speak with someone who can help you!  I cannot stress this enough!  Many people wait till the last minute when it is very difficult to help you save your home!

A short sale may be an option to you but their is credit risks and we must evaluate your entire situation before choosing that option.  A lender would have to approve the short sale before proceeding with that option but if you are forced with foreclosure - a short sale would be a better route to take if we are able to get the approval from the bank.

I strongly urge that you call your bank immediately to see if a payment plan can be worked out first!

If you need more information please call me, Tom Davis at: (302)398-3757

You may be sitting in a situation where your home value has gone down and do not have enouqh equity to refinance.  Talk to a professional banker and work closely with a real estate agent to discuss your options.

The decision you make will affect your financial future.  It may be bad but just imagine it could be worse if you actually go to foreclosure!  Help is available if you act FAST, SWIFT, and Quick!!  Don't delay if you know your financial situation will not improve!

Delaware offers low property taxes compared to taxes elsewhere

One of the big reasons I find many folks moving to Delaware is the low property taxes - Delaware offers one of the lowest property taxes out there!

If you are just paying way to much for your property taxes then you might want to consider Delaware property!

As you know the property tax is paid by you the owner each year on the assesed value of your home.  Around the country many locations property taxes average 1-2% of the home's value but property taxes can vary widely thoughout the great United States of America!

Delaware offers low taxes, low prices, and right now we also can offer you low interest rates!

Call me if your considering a move to Delaware!  We are a top rated place to retire and also offer vacation hot spots like our local close visits at the beaches!  We have the best to offer in affordable living!

VA Loans Explained

Question: What is a VA Loan *** Answer: VA Loans are loans that are made by the Department of Veteran Affairs.  This type of mortgage helps eligible people (those in the active duty; qualified unmarried, former spouses of veterans; and veterans of the American military services) to buy primary residences.

The rules to obtain these mortgages are less stringent in certain areas than the rules on conventional mortgages.

VA loans typically require no down payment as long as the appraised value of the house is below a certain threshold level and the interest rate on VA loans are typically 0.5 to 1 % below the current rates being charged on conventional loans.

DE REALTOR Explains Title Insurance

Question: What Is Title Insurance? Answer: Insurance that covers the legal fees and expenses necessary to defend your title against claims that may be made against your ownership of the property.  The extent of your coverage depends on whether you have a standard or extended coverage.  To get a mortgage you have to buy a lender's title insurance policy to protect your lender against title risks.

Reverse Mortgage and how this helps homeowners

A reverse mortgage helps elderly homeowners who are typically low on cash to tap into their home's equity without the need to sell their current Delaware home or move from it.  The lending institution offering the reverse mortgage allows an elderly person to receive a check each month to use the money for whatever they wish.  The money is a loan against the value of the home.  The interest rates tend to be on the high side and some require repayment within a certan number of years but the good news is that it offers funds to an elderly person who needs it.

Talk to your local lender about what a reverse mortgage can do for you.  Certain criteria applys so be sure to discuss your options and you may be pleasantly suprised about how a reverse mortgage can work to benefit you!

Thanks,

Tom Davis
